Applying for Accommodation

In order to apply for a property, you are required to complete one of our Rental Applications this will enable us to process your application and carry out the necessary credit checks and referencing.

Before applying please ensure you meet the following criteria;

  • Tenants must be aged 18 or over
  • Monthly Gross income of all tenants must be greater than 2.5 times the monthly rent, if you are unemployed or a Full time Student you must have a Guarantor.
  • Guarantors (if required) must be UK resident.

If you do not meet some of the criteria above, then please speak to a member of staff.

Holding Deposit
When applying you will be required to pay a holding deposit equal to one weeks rent. Your holding deposit will secure the property for 14 days. If you fail to enter into an agreement after 14 days, the property will be made available unless agreed otherwise. If you fail to enter into an agreement the holding deposit will not be returned however If your landlord declines your application your holding deposit will be returned.

Referencing
If the landlord accepts the application (in principle) we will pass this information on to our referencing company to carry out the necessary referencing, this will include employer references, landlord references and credit checks on Tenants or Guarantors.

Tenancy Agreement
Upon a successful application your Tenancy Agreement will be drawn up ready to be signed by all relevant parties, you will also be required to pay your Tenancy Deposit less of your Holding Deposit. If there is no Tenancy Deposit your Holding Deposit will go towards your first month’s rent.

Moving In
Once your Tenancy has been agreed you will be required to schedule your move in date and key collection
